Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

Famco Damper Repair: The Los Angeles Owner’s Guide

Famco damper repair in Los Angeles typically runs $220 to $410 installed, depending on whether we’re replacing the damper plate, the frame, or the full assembly. We stock Famco-compatible dampers and hardware on our trucks, so in most Los Angeles neighborhoods we can handle the repair in a single visit. Most homeowners discover the problem the first cool night of October: they reach for the damper handle to open the flue before lighting that first fire, and the handle swings loose, or the plate won’t budge at all, or they feel cold air pouring down the chimney all winter and realize that damper hasn’t sealed in years.

Famco has made solid, cast-iron dampers for decades, and they show up in a lot of Los Angeles homes built between the 1930s and the 1990s. The cast iron holds up. What gives out is usually the hardware around it: cotter pins, the pivot rod, the handle assembly, rusted hinge points. Nathan Corliss, our owner, grew up in Atwater Village surrounded by exactly these older homes, and he’ll tell you the same thing he’s seen on hundreds of calls: the Famco damper itself rarely fails. The stuff connecting it to the wall of the firebox does.

Which Famco Models This Applies To

Famco made damper assemblies in a handful of standard throat widths, and the model number is usually what trips people up. If you look up inside your firebox, just under the front lip, you’ll often find a small cast-in label reading FAMCO, plus a two-or-three digit number: 24, 30, 36, 42, or 48. That number is the rough throat width in inches. It is not the full width of your fireplace opening. If you order a replacement based on the fireplace opening without checking that throat measurement, you’ll end up with a damper that’s three or four inches too wide or too narrow, and it’ll fight you on every open and close until the hinge pins wear out again.

What we run into most often in Los Angeles is the Famco 30 and Famco 36 in pre-1960s Craftsman and Spanish-style homes, and the larger Famco 42 in mid-century ranches across the Valley. The critical measurement for any replacement is the throat width plus the depth front-to-back. We measure both before we quote a part. Famco’s been absorbed and re-branded through a few distributors over the years, so exact OEM plates are getting harder to source. For most repairs we use the original frame when it’s still sound and fit a new cast-iron damper plate with matching hardware, which keeps costs reasonable. If the frame’s cracked or the pivot points are wallowed out, we’ll source a quality replacement assembly that meets the same throat specs. We are an independent service provider and not affiliated with Famco, which honestly works in your favor: we fit the right damper size to your fireplace rather than trying to sell you a specific brand label.

Signs Your Famco Damper Repair Is Failing

  • The handle spins without moving the plate. This usually means the cotter pin or set screw connecting the handle rod to the pivot has snapped or corroded through. It’s a small part, but until it’s fixed the damper will not open or close no matter how hard you twist.
  • Cold air pours down the chimney when the fire isn’t lit. A damper plate that won’t seal is one of the most common causes of a drafty living room in Los Angeles winters. Sometimes the plate has warped slightly with years of heat, other times debris has built up along the seating edge.
  • The damper plate is visibly cracked or missing corners. Cast iron doesn’t bend, it cracks. If you shine a flashlight up and see daylight through a fissure, that plate is done. It will not get better, and combustion gases will find that gap.
  • You smell smoke backing into the room when the fire gets going. That’s a damper that won’t open fully, whether from a broken linkage or years of creosote caked around the edges. It’s also a sign you’re past due for a chimney sweep.
  • Rust stains running down the firebox wall. Water that works its way down the flue pools on a closed damper plate, and over time it rusts the hardware. In coastal Los Angeles neighborhoods like Playa del Rey or anywhere within a few miles of the water, salt air accelerates this considerably.

Replacement Cost & What’s Included

Here’s the honest price picture for Los Angeles. If the damper plate is the only problem and the frame is sound, you’re looking at $220 to $290 for a new cast-iron plate, hardware, and labor. If the frame is cracked or rusted through and we need to pull and replace the whole assembly, it runs $310 to $410. Most Famco damper repairs in Los Angeles land right in the middle, around $300.

  • Damper plate only (Famco-compatible, common sizes): $180 – $240
  • Damper hardware (pins, rod, handle assembly): $40 – $75
  • Full damper assembly replacement: $275 – $365
  • Labor and cleanup: included in the quote

Every quoted price is written down before we touch anything, and the number on the invoice matches the number on the quote. That’s the Kingswell Way: say the price first, put the promise in writing, and leave the firebox cleaner than you found it. The damper repair we do is covered by our 365-Day Done Right Promise. If the plate sticks, loosens, or fails within the guarantee period, we come back and fix it at no charge. No add-on warranty fee, no fine print.

DIY or Call Us?

There is a safe middle ground here. You can absolutely inspect the damper yourself: open it, close it, look for cracks, shine a light up there, check whether the handle has any resistance. Taking a photo of the label and the throat measurement before you call us actually saves everyone time. What you should not do is get inside the firebox with a wrench and start loosening pivot hardware. A damper that’s seized under spring tension or holding a heavy cast-iron plate can shift suddenly, and if that plate comes down on a hand or a face, it’s a serious injury. Cast iron is unforgiving.

What we run into on a regular basis is a homeowner who spends a weekend fighting a rusted cotter pin, rounds off the hardware, then calls us anyway. If you want to tackle the simple stuff, we’ll talk you through it on the phone. But for a seized assembly or a frame that needs replacement, let a trained tech handle it. One visit, done right, covered in writing. Call (213) 652-7061 and we’ll get you scheduled.
