Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.
Famco Chimney Cap Installation: The Los Angeles Owner’s Guide
We stock and install Famco chimney caps across Los Angeles, and a typical cap replacement with installation runs between $340 and $620 depending on the cap model, roof height, and whether the existing mounting bracket is still sound. Most jobs are done in a single visit, and yes, we carry several Famco series caps on the truck so we can often match your existing setup without a second trip. The way most homeowners find out their cap has failed is through water staining on the ceiling near the chimney chase, or by spotting rust flakes in the firebox after a hard rain. By the time you see either, the cap has usually been failing for a season or two.
Nathan Corliss has been chasing down exactly this kind of problem across LA since 2002. He grew up in Atwater Village, where every other Craftsman bungalow had a brick flue and a cap that was older than the roof it sat on, so he learned early that a chimney cap is not a decorative afterthought. It is the part that stands between your flue and everything the weather sends at it.
Which Famco Models This Applies To
Famco makes several cap lines that show up constantly on Los Angeles homes. The ones we install most often are the Famco SC series (single-flue, square or rectangular bases), the Famco LC series (the larger multi-flue caps that cover the full crown), and the Famco wind-directional caps that you see more on mid-century ranches in the Valley and hillside builds in Echo Park and Silver Lake. If you can find the Famco stamp on the side of the cap or on the mounting collar, you are already ahead, because the model number tells us the flue dimensions it was built for.
Here is the compatibility gotcha most people miss: Famco caps are sold by base dimensions, not by the outside dimensions of the flue tile you see from the ground. A flue liner listed as 8×8 on your inspection report may actually have an outside tile dimension of 8.5×8.5 or even 9×9 depending on the tile thickness, which means the Famco base that fits is usually one size up from what the liner label says. We measure the flue tile itself before ordering or installing, and that single step prevents about ninety percent of the “cap doesn’t fit” callbacks in this trade. Famco also builds their caps with a stainless mesh screen and a rolled-edge hood that holds up better in coastal air than the cheaper galvanized aftermarket copies, which is why we recommend sticking with genuine Famco when the cap is the primary water barrier for the flue.

Signs Your Famco Chimney Cap Installation Is Failing
- Water in the firebox after rain. This is the classic first symptom. The cap hood may look intact from the ground, but the side screens or the mounting collar have rusted through, letting rain follow the flue wall straight down into the firebox. In Los Angeles, this often shows up after the first real storm of the winter.
- Rust streaks running down the chimney exterior. When a steel cap starts to corrode, rainwater carries iron oxide down the brick or stucco. If you see orange-brown staining below the cap line, the cap is shedding and failing, not the chimney structure.
- Bird or squirrel noise inside the flue. The side screens on Famco caps are designed to keep animals out. Once a screen tears or pops loose, a bird will find it within a season. If you hear scratching or chirping from the fireplace wall, the cap has already lost its seal.
- Debris piling up at the flue base. Wind blows leaves, twigs, and roofing grit into an un-capped or torn-cap flue. If your sweep is pulling out a noticeable amount of debris each season, the cap’s screen has failed, even if the hood still looks fine from the street.
- The cap has shifted or tilted. Santa Ana winds hit rooftop caps hard, especially on exposed ridgelines in the hills. A tilted Famco cap usually means the mounting bracket bolts pulled loose or the base collar rusted through. You cannot see the bracket from the ground, but the tilt is visible and it is enough to schedule a look.
Replacement Cost & What’s Included
For Los Angeles homes, you should budget $340 to $620 installed for a Famco chimney cap replacement, and the number on our written quote is the number on the invoice. The spread is driven by three things: cap size and model, roof pitch and access (a steep hillside roof in Mount Washington costs more in labor time than a walkable roof in the flats), and whether the existing mounting bracket can be reused or needs to be replaced. We do not charge more because the roof is tall; we charge for the time it actually takes, and we write that down before we touch the roof.
| Item | Typical Range in Los Angeles |
|---|---|
| Famco SC series single-flue cap (installed) | $340 – $460 |
| Famco LC series multi-flue cap (installed) | $480 – $620 |
| Mounting bracket replacement (if needed) | $40 – $90 |
| Flue tile measurement and inspection | Included |
Every Famco cap install we do in Los Angeles comes with a written guarantee covering the labor and the cap mounting for the period stated on your quote. If the cap fails within that window, we come back and correct it at no charge. That is the 365-Day Done Right Promise, and it is not sold as an add-on. It is simply how we do the work.

Here is the honest split. You can safely check the cap from the ground with binoculars: look for tilt, visible rust, or missing screen panels. You can also peek into the firebox after a rain to see if water made it down. What we do not recommend is climbing onto a Los Angeles roof to inspect or replace a cap yourself. Roof pitches here run steeper than people expect, and a chimney chase is the last place you want to learn that your shoes do not grip composite shingles well. Beyond the fall risk, an incorrectly torqued mounting bracket will let the cap work loose in the first Santa Ana event, and a cap that shifts is a cap that leaks.
The mounting bracket is the part that fails first on these installs, usually at the bolt holes where water sits against the steel year-round. If you replace the cap without checking the bracket, you have not fixed the leak. We check the bracket every time, and we will show you the condition before we tell you it needs replacing. If it is still solid, we reuse it and tell you that too. Call (213) 652-7061 and we will schedule a look. The estimate is free.
FAQs
A well-installed Famco cap in Los Angeles typically lasts 12 to 18 years, with coastal-adjacent homes in places like Playa del Rey or San Pedro sometimes seeing replacement closer to 10 years because of salt air. Inland homes in the Valley and northeast LA usually get the longer end because the air is drier. When we replace a cap, we record the install date and check it every sweep so you always know where yours stands. Call (213) 652-7061 to have yours inspected.
Sometimes, but usually not. If only the side screen is torn, we can replace the screen panel and keep the hood and bracket. But if the base collar or the mounting bracket is rusted through, there is nothing left to repair safely, and a patch will fail within a season or two. We will show you the cap up close and tell you straight which case you are in. Call (213) 652-7061 and we will put it in writing either way.
A standard Famco cap replacement takes about 45 to 90 minutes from ladder up to cleanup done, assuming the bracket is reusable. If the bracket needs to be replaced, add another 20 to 30 minutes. You do not need to be home for the work, though we do ask for access to the yard where the ladder goes. Call (213) 652-7061 and we will give you a real window, not a four-hour guess.
We stock the most common Famco SC and LC series cap sizes on the truck, along with brackets and screens. If you have an unusual flue tile size or a multi-flue crown that needs a custom base, we measure it on site and order the exact Famco unit, which usually arrives within a few days. We also work with DuraFlex, HeatShield, and Gelco parts when the repair calls for liner work, so you are not stuck waiting on a second company. Call (213) 652-7061 and we will tell you what is on the shelf for your setup.
