Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.
Famco Crown Repair: The Los Angeles Owner’s Guide
If your Famco chimney crown is cracked, spalled, or pulling away from the flue, we stock the repair materials and crown-coat systems to fix it, and most repairs run between $450 and $900 installed, depending on crown size and how much resurfacing is needed. The crown is the concrete or mortar slab that caps the top of your chimney and keeps water out of the flue, and when it fails, you’ll usually see it first as a stain spreading across the living room ceiling after the first good rain, not as a dramatic crack from the ground. We’re on this page because you typed “Famco crown repair” and you need a straight answer: yes, we work on Famco systems regularly, yes, we can match the part, and no, we won’t tell you to replace the whole chimney when the crown is the only thing that’s failing.
Which Famco Models This Applies To
Famco manufactures crowns and cap assemblies that sit on top of prefabricated and masonry chimney systems, and the most common units we see in Los Angeles are the Famco CC series (standard masonry-to-flue crowns) and the Famco PC series (prefab adapter crowns, which taper to fit air-cooled pipe). The crown itself is a cast-composite piece on newer units or a hand-poured mortar cap on older installations, and the dimensions follow the flue-pipe diameter rather than the chimney’s outer width, so you’ll see sizes like 6-inch, 7-inch, and 8-inch standard, plus 10-inch for older wood-burning fireplaces. One gotcha: Famco changed its crown-profile tooling around 2011, so a crown from a pre-2011 system may not drop onto a post-2011 flue sleeve without shimming, even if both are labeled the same nominal pipe size. If you can read the stamped model number on the underside of your existing crown or on the cap band, we’ll match it; if not, we bring the measuring calipers and match the flue ID on site. We stock Famco-compatible replacement crowns plus universal-repair-grade crown-coat from the same suppliers we’ve used since Nathan Corliss started at this trade in LA, and for most homeowners an OEM or OEM-compatible crown is the right call because aftermarket plates rarely match the drip-edge profile correctly.

Signs Your Famco Crown Repair Is Failing
- Cracks running across the crown surface. Concrete expands and contracts with Los Angeles sun-cycling, and a crack wider than a nickel means water is getting to the mortar bed beneath. Once that happens, the crown-pull force opens the crack a little more each season.
- White efflorescence or salt-like staining on the chimney exterior or firebox walls. Water dissolving the lime out of the crown and masonry shows up as white powder. This tells you the crown is leaking, even if you can’t see the crack from ground level.
- Spalling: chunks of crown material flaking off into the rain cap or down the flue. The crown surface degrades from years of acid-rain contact and thermal shock. If you find gritty concrete chips in the throat damper area, you’re almost surely looking at a failing Famco crown.
- Staining or softness in the ceiling or wall adjacent to the chimney chase. Water followed the flue downward instead of staying out, and the damage is now showing inside. This is the sign we hope owners catch before it becomes structural.
- Water pooling around the flue base after rain and not draining off the crown. Famco crowns rely on a slight slope to shed water. When the slope is worn flat or a crack is acting as a sump, you’ll see standing water exactly where the flue meets the crown.

AfterReplacement Cost & What’s Included
In Los Angeles, a standard Famco crown repair, including resurfacing the crown with a bonded crown-coat material and sealing the flue-to-crown joint, runs from $450 to $700 for most single-flue chimneys. If the crown has to be removed and a new cast-composite crown fitted, or if the flue liner needs concrete repair at the top as part of the same job, we’re typically at $650 to $900. We price the job parts-plus-labor, not parts-plus-surprise, and the written quote you get before we start is the price on the invoice when we finish. Our Kingswell Guarantee covers the crown repair for a full year, and if the repair fails in that period for a reason covered by the work, we return at no charge and correct it. Materials on every Famco crown job come from the same chimney-trade suppliers we’ve used for going on eighteen years, including Famco, DuraFlex, HeatShield, Gelco, and Copperfield.
Key takeaways: plan on $450 to $700 for a typical crown resurfacing, $650 to $900 if the crown needs full replacement; you’ll get a written price before we start; the repair carries a one-year written guarantee.
DIY or Call Us?
You can safely do a visual check from the ground with binoculars: look for cracks, efflorescence, or pooling, and take photos. But crown repair is not a ladder-and-bucket job. Working on a chimney crown means standing on a roof with tools, handling bonding compounds that cure fast in Los Angeles heat, and judging whether the flue-to-crown joint is sealing correctly, and getting it wrong is how we end up with water damage behind the chase. There’s real height risk on most LA rooflines, too, and that’s a fall hazard worth taking seriously. Call (213) 652-7061 for a free estimate, and we’ll inspect the crown in person and give you the price in writing before you commit to anything.
FAQs
A properly installed and sealed Famco crown usually lasts 15 to 20 years in LA, though houses closer to the coast or in the canyons with repeated Santa Ana cycles can see failures in 10 to 12 years because the rapid temperature swings put more stress on the bond.
If the crack is hairline or the crown surface is pitted but structurally sound, we can usually repair it with a crown-coat system and sealant for $450 to $700. Full replacement is only called for when the crown is crumbling, lifted, or already leaked long enough to damage the flue collar.
Most Famco crown repairs take half a day on site, plus cure time. We’ll give you a two-hour arrival window and leave the work area cleaner than we found it.
We stock the most common Famco crown sizes and the crown-coat repair materials on the truck. If your model needs a size we don’t carry, we source it locally in Los Angeles, usually within one to two business days.
