Famco Fireplace Repair in Los Angeles: What to Know First
Famco fireplace repair in Los Angeles typically runs between $180 and $650 for most common fixes, with pilot assembly and thermocouple work at the lower end and damper or gas valve replacement at the higher end. We’re an independent Famco service provider, not a factory-authorized shop, which means we tell you straight whether an OEM part matters or a quality aftermarket piece does the same job for less. Most Famco repairs we handle across Los Angeles are done in a single visit, and every job gets a written price before we touch a single component.
If you own a Famco direct-vent gas fireplace, a vent-free unit, or an older wood-burning Famco firebox and something’s off, this page will tell you what’s actually going wrong, what it should cost, and how long the fix should last. Nathan Corliss and our repair team have worked on Famco units from Echo Park to Woodland Hills, and the failure patterns are consistent enough that we can usually diagnose the problem over the phone. Call (213) 652-7061 and describe what you’re seeing.
How Famco Products Fail – and How We Fix Them
- Pilot light won’t stay lit on Famco direct-vent gas fireplaces. This is the single most common call we get, and it’s almost never the gas supply. The thermocouple or thermopile on Famco’s millivolt systems fatigues after 8 to 12 years and stops generating enough microvoltage to hold the gas valve open. We replace the pilot assembly or the thermopile alone when the pilot tube and orifice are still clean, and we test the millivolt reading before and after so you know the real cause, not a guess.
- Glass sooting on Famco vented gas logs and inserts. When you see black film building up on the inside of the glass within a week or two of cleaning it, the air shutter has drifted closed or the burner media has shifted. Famco units with ceramic fiber logs are especially sensitive to log placement; if a log settles against the burner ports, you get incomplete combustion and soot. We reset the air shutter to the correct position for LA’s gas pressure and reseat the logs per Famco’s spacing, then run the unit for 20 minutes to confirm a clean blue flame.
- Damper seized open or closed on older Famco wood-burning fireboxes. The cast-iron dampers in Famco’s 1980s and 1990s fireboxes have a known habit of warping after years of heat cycling. Salt air near the coast and the dry heat inland both accelerate the rust that locks the pivot points. We don’t force these; a snapped damper handle means a bigger job. We free the mechanism, replace the handle or plate if it’s cracked, and lubricate the pivot with a high-temperature graphite that won’t bake off mid-season.
- Remote control or wall switch unresponsive on Famco gas fireplaces. Before you assume the receiver board is dead, here’s a thing owners don’t get from the manufacturer’s site: the low-voltage wire connecting the wall switch to the gas valve corrodes at the spade connectors, especially in older Los Angeles homes without central air where the fireplace runs hard all winter. We test the switch circuit end-to-end and replace the thin 18-gauge wire with heavier 16-gauge before condemning anything electronic. Saves people hundreds.
- Burner won’t ignite but you hear the spark on Famco spark-ignition systems. If the igniter clicks and nothing catches, the problem is usually gas flow, not spark. Famco’s pilot orifice is small and clogs easily with dust that settles during LA’s dry summers and Santa Ana wind events. We clean the orifice with the right-size reamer, never a pin that could oval the opening, then verify inlet and manifold gas pressure with a manometer so the flame is right, not just on.

Our Famco Fireplace Repair Process
- 1
You call, a person answers. That’s it. No voicemail tree. You describe the symptom, we tell you honestly whether it sounds like a $40 part or a diagnostic visit to confirm.
- 2
We diagnose in the home. Our tech arrives in uniform, background-checked, and walks through the unit with you. We test gas pressure, thermopile output, switch continuity, and visual condition of the firebox, damper, and venting before we touch anything repairable.
- 3
You get a written price before any work starts. We tell you what’s wrong, what needs replacing, and whether OEM Famco parts are worth the premium or a supplied equivalent from a chimney-trade brand like DuraFlex will perform the same or better. The number we quote is the number you pay.
- 4
We do the repair with the right materials. Pilot assemblies, thermocouples, gaskets, and dampers get replaced with parts rated for the unit. No sealant shortcuts, no adapters that don’t belong.
- 5
We test it like we live there. The unit runs for at least 15 minutes under load. We check for flame color, glass seal, and any gas odor. You see the result before we pack up.
- 6
You get a written guarantee. Every Famco repair carries our 365-Day Done Right Promise. If the covered repair fails inside the guarantee period, we come back and fix it at no charge. That’s the Kingswell Way: say the price first, put the promise in writing, and leave the firebox cleaner than you found it.
What Famco Fireplace Repair Costs in Los Angeles
Here are the numbers we quote most often on Famco units in Los Angeles. These are all-in ranges for the repair, parts included:
- Pilot assembly or thermopile replacement: $180 – $320
- Thermocouple only: $120 – $180
- Gas valve replacement: $350 – $650 depending on unit age and valve type
- Damper repair or handle replacement: $150 – $275
- Glass cleaning, log reseating, and air shutter adjustment: $110 – $160
- Full diagnostic visit (applied to repair if you proceed): $89
What moves the price is parts availability: Famco discontinued several pre-2005 valve bodies, and a direct OEM replacement costs more when it has to be sourced. We’ll tell you if an aftermarket valve from a brand we trust does the same job for $100 less. Estimates are free when you’re ready to book the work. Call (213) 652-7061 and we’ll give you an exact quote for your specific unit.

AfterWhy Los Angeles Homeowners Call Ashby Chimney Los Angeles for Famco Work
We’ve been doing this since 2002, and Famco units show up in a lot of Los Angeles homes: mid-century ranches in the Valley, Craftsman bungalows in Atwater Village, and newer builds in Playa Vista. Our techs know these units’ quirks because we’ve repaired hundreds of them. When a Famco part is discontinued or backordered, we have working relationships with suppliers for DuraFlex, HeatShield, and Gelco components that cross-reference cleanly. You don’t wait a month for a part to ship from a warehouse that’s out of stock.
And here’s the part we don’t budge on: every repair gets a written price before any work starts, and every repair gets a written guarantee when we’re done. If it fails inside the guarantee period, we come back at no charge. That’s the 365-Day Done Right Promise, and it’s standard, not an add-on. You’ll also get a live person on the phone any time you call, day or night. Nathan Corliss built this shop on the simple idea that chimney work shouldn’t feel like a gamble. Say the price, show up in the window, leave it cleaner, guarantee it in writing, and come back if it fails. That’s how we do every Famco job.
FAQs
No, using an independent repair service does not automatically void a Famco warranty, and we document every repair with before-and-after photos and a written report you can submit if a warranty claim ever comes up. We also tell you plainly when a repair should be handled under warranty instead of out of pocket, so you don’t spend money fixing something Famco should cover.
Most pilot assembly and thermopile replacements are completed in one visit, and we typically schedule Famco repairs within a few business days depending on the season. If the part is in stock, which it is for most common Famco pilot parts, we’re in and out in under two hours. Call (213) 652-7061 to get a specific arrival window for your area.
If your Famco firebox and gas lines are sound, repairing a pilot assembly, damper, or gas valve for $180 to $650 is almost always a better deal than a $3,000+ replacement, and we’ll tell you if your unit has enough life left to justify it. We recommend replacement only when the firebox itself is cracked, the gas valve is discontinued with no safe cross-reference, or the unit predates modern venting safety standards. We’ll say it plainly either way: repairing old gear only makes sense if it’s safe to run.
Shut off the gas supply at the fireplace’s shutoff valve or the main line, leave the room, and call your gas utility immediately; once the utility has cleared the home, call us at (213) 652-7061 and we’ll trace the leak to the valve, fitting, or supply line and repair it properly. A faint gas smell right after shutoff is normal on older valves, but any persistent odor is treated as an emergency, not an estimate.
We repair both gas and wood-burning Famco fireplaces, including firebox mortar repair, damper replacement, and full unit inspections, with the same written pricing and guarantee. Many older Los Angeles homes have Famco masonry fireboxes that haven’t been opened in years, and we inspect the firebox, damper, and flue before recommending any repair so you know exactly what you’re dealing with.
